Gas Station at Portage and Main Street

1940s Portage and Main with the gas station that would occupy the space where the Richardson building is for decades. The iconic corner did not see major change until 1969.

I can't get my head around the economics....wouldn't the property taxes on that lot be in the highest bracket in all of downtown? Does a gas station generate enough revenue even these days?

I have just spent several hours on Google Earth comparing old photos of Winnipeg and it's fascinating to ponder the decisions and economics of why some 100+ year old buildings at still sitting in the same spot (sometimes all alone) and other nearby lots saw 2 or three structures built, destroyed and rebuilt in a matter of a decade during a real "boom" time. Oh well....
